The Power of Down Payment Assistance (DPA)

Grants vs. Forgivable Loans

For heroes, down payment assistance often comes in two forms:

  • Grants: This is essentially free money that never has to be repaid. Many state and local housing finance agencies (like the Texas State Affordable Housing Corporation, or TSAHC) offer grants to eligible teachers and first responders.
  • Forgivable Second Liens: This is a second mortgage with 0% interest and no monthly payments. The loan is fully "forgiven" (meaning you don't have to pay it back) after a set period, often three to five years, as long as you remain in the home.
